So we made an offer on a house.


The third house we saw on our first trip out was something in which we had real interest.  It's a small victorian with three bedrooms on a nearly half-acre lot.  We did a pre-approval Thursday night.  Then Friday night we put together the offer with our agent.  He ran the numbers for the last three comparable houses in the area that sold recently and out offer price is right in that area. 

On Saturday our agent and the seller's agent had some negotiations going on.  We bumbed the price up slightly.  And we're applying for a waiver on the septic system inspection.  Basically this waiver comes down to us tying into the town sewer system within two years.  The sewer pipes are already in the road and it's something like $2500 USD to tie in.  No problem there.  So we updated the offer and handed it in with a deposit.

The seller was unavailable until yesterday.  Last evening my agent called to say that the seller's agent was faxing him a copy of the signed offer.  So now we start running. Home inspection this week, then the mortgage company does an appraisal, then we do the official mortgage application.  Purchase and Sales agreement next week.  We have lawyer lined up. 

Assuming everything goes well our closing date is 6/24.  <<knocks on wood>>

I'd knock on wood here, but all I've got is glass and aluminum. Soon, you'll be mowing your own lawn!

than NY, where you get a confirmed closing date the day before your predicted closing date, yessir, you spend a month anxiously waiting to see if your mortgage will get approved, etc.

I'd tell you you are a fool, but I imagine you already know that.

Just last weekend I repaired a toilet for the third time, replaced the thermostat, hung 4 pictures, repaired a towel bar, finished painting the stairwell and mowed the yard. Welcome to the club sucker (and I mean that in a good way)!

Yeah, the true meaning of the word Victorian is that it's over 100 years old.  Likely the plumbing is made of lead and wiring was installed by Edison.  On the high point it's 100% financing so I have my down payment money to spend on repairs.

Yeah.  Glad and getting excited.

It's far faster than I would have expected.  I don't deal well with fast change, so I'm currently riding a wave of anxiety.
